Frequently asked questions
Do you charge for an inspection / estimate?
The inspection is completely free — a specialist goes under the home, sees what's going on, and gives you the exact price before any work is done.
How much does encapsulation / crawl space work cost?
It depends a lot on the size of the space, the moisture, and what it needs, so we inspect and give you the exact price up front — and the inspection is free.
How soon can you come out?
We schedule inspections quickly, and if there's water under the house or a floor issue, let me know and we'll get someone out as a priority.
What is crawl space encapsulation?
It's sealing the crawl space with a heavy liner and closing it off from outside air so it stays dry and clean — the specialist will show you exactly what your space needs, for free.
I have standing water under my house
Let's get that looked at right away — please stay out of the crawl space, especially near any electrical, and we'll send a specialist out to handle the water safely.
My floors are bouncy / sagging / uneven
We handle that — the specialist will get under the house, look at the supports, and go over the exact fix and price. Please keep off any spot that feels unsafe until then.
There's a musty smell in my house
That's worth checking — a lot of what you smell upstairs comes from the crawl space. We'll inspect it for free and go over what's causing it and how to fix it.
Do you handle mold in the crawl space?
Yes — we do mold remediation and fix the moisture that lets it grow. Please stay out of the crawl space, and we'll send a specialist with proper protection to look.
Do you install sump pumps or dehumidifiers?
We do — sump pumps, drainage, and dehumidifiers are all part of keeping a crawl space dry. The specialist will recommend what yours needs and price it up front.
Do you insulate crawl spaces?
Yes — crawl space insulation is one of our services and can make the floors above warmer and the house more efficient. We'll include it in the free inspection.
Do you do commercial buildings?
We do — commercial crawl spaces as well as homes. Tell me about the building and we'll set up an inspection.
What's your warranty / guarantee?
We stand behind our work — the specialist will go over the exact warranty on the encapsulation and any systems when they inspect.
Do you offer financing?
That's a good question — let me have the office confirm the current financing and payment options and we'll go over them with you.
Do you service my area?
We're local and cover your area — I'll grab your address and set up a free inspection.
⚠️ Safety first
- Standing water in the crawl space near wiring, outlets, or the electrical panel: Please don't go down there or touch anything near the water — water and electricity together are dangerous. Stay out, and if you can safely reach the breaker for that area from a dry spot, shut it off. We'll get a specialist out to handle it safely.
- Gas smell coming from the crawl space: Please get everyone out of the house without touching switches, and once you're outside call 911 or your gas company. Don't go into the crawl space. Once it's safe, we'll come take a look.
- Sewage smell or a broken sewer/drain line under the house: Please stay out of the crawl space — sewage can be a health hazard. Keep the area closed off, and we'll get a specialist out in protective gear to handle it safely.
- Floors dropping suddenly or something structural clearly failing: If the floor is sagging or dropping, please keep everyone off that area of the house for now, and we'll get someone out to assess it as a priority.
- Homeowner feels sick, headachy, or dizzy and suspects mold or fumes: Please get some fresh air and stay out of the crawl space — if anyone feels really unwell, call your doctor or 911. We'll send a specialist with the right protection to check it out.
Know the terms
- Encapsulation
- Sealing the crawl space with a heavy liner and closing vents to keep it dry and clean.
- Vapor barrier
- The thick plastic sheeting laid over the ground and walls to block ground moisture.
- Sump pump
- A pump in a pit that removes water that collects under the house.
- Dehumidifier
- A unit that keeps the sealed crawl space dry so mold and rot can't take hold.
- Support jack
- An adjustable steel post that stabilizes and can lift sagging floors from below.
- Vented vs conditioned crawl space
- An old open, vented crawl vs a sealed, dry one; sealing is the modern approach in most climates.
